Background of the Study
Kogi State, located in the central region of Nigeria, has witnessed significant demographic and economic growth in recent years. The state’s strategic location as a gateway between the northern and southern parts of Nigeria, coupled with increased urbanization, has led to growing demand for housing in both urban and rural areas. However, the supply of affordable and suitable housing in Kogi State has struggled to keep up with the rising demand. Housing shortages, poor infrastructure, and the uncoordinated nature of housing policies in the state have further exacerbated the housing gap.

This study seeks to assess the trends in housing demand and supply in Kogi State, focusing on factors that contribute to housing shortages and evaluating how these trends are influenced by demographic changes, economic development, and urban expansion. Understanding the current housing dynamics will provide critical insights into how policymakers, developers, and investors can address the housing challenges facing the state.

Statement of the Problem
Despite the growing demand for housing in Kogi State, there is a significant gap between the demand and supply of affordable housing units. Many residents in urban areas struggle to find suitable housing due to high prices, while rural areas often face underdevelopment and inadequate housing infrastructure. This research will examine the extent of the housing demand-supply gap and analyze the factors driving these trends, including population growth, migration, government policies, and economic conditions.

Objectives of the Study

  1. To assess the current trends in housing demand and supply in Kogi State.
  2. To analyze the factors contributing to the housing gap in Kogi State.
  3. To explore potential solutions to address the housing demand-supply imbalance in Kogi State.

Research Hypotheses

  1. There is a significant gap between housing demand and supply in Kogi State.
  2. Factors such as population growth, economic development, and migration contribute significantly to the housing shortage in Kogi State.
  3. Implementing targeted housing policies and improving infrastructure can mitigate the housing demand-supply gap in Kogi State.

Scope and Limitations of the Study
This study will focus on urban and rural housing trends in Kogi State, analyzing key cities such as Lokoja and Okene. Limitations include challenges in accessing accurate data on housing inventory and affordability due to the informal nature of housing markets in some areas.
